1. Client Checklists

Prior to our initial consultation we will provide you with our Client Information Form. This is designed to help you define and structure your project goals.

2. Initial Consultation

During our initial consultation we will carefully listen and document your project goals. As we review them together, we will offer advice and suggest options to help make your goals a reality. A preliminary scope will be drafted for your review based on our initial consultation.

3. Scope of Work

The preliminary scope of work will serve as a tool to further define your project requirements. We will collaborate to further identify design and selections to facilitate your requirements and a preliminary budget.

4. Production of Project

Design Charrette – A collaborative session consisting of our trade partners to identify and recommend solutions. Charrette’s often take place in multiple sessions. These serve as a way to quickly identify and modify a design solution with a diverse group of trade professionals.
Pre-Construction Project Meeting – This is where you will meet with our team to discuss project details.

5. Preliminary Budget

The Scope of Work will assist in providing a Preliminary Budget, based on a mid range of finishes, fixtures, and products. This “living document” can be modified during the course of the Project based upon the design decisions you make.

6. Contract

The contract is a legal document based on final approved budget, scope of work, construction documents, and selections. Upon acceptance work will commence.

7. Construction Phase

Phase 1: Site prep and containment of the home and associated surrounding. Dismantle, load support, relocation and disposal of materials. Slab, veneer and electrical, plumbing, and mechanical requirements needed to facilitate the construction process.
Phase 2: Complete structural components and roofing to establish a dry in condition. Secure structure, start plumbing, electrical and mechanical modifications as outlined in the construction documentation.
Phase 3: Complete rough-in and start top-out consisting of insulation, wall board, flooring, trim for plumbing and electrical components.
Phase 4: Complete top-out consisting of painting and final punch related items as outlined in the construction documents.

8. Closing

Upon substantial completion, we will meet to perform a walkthrough of the project. We will explain Homeowner Maintenance responsibilities. You will be given a copy of all manufacturer warranties and other direct warranty information we have collected for you during construction.

9. Warranty Phase

When your project is complete, based on permit requirements you will receive a Certificate of Occupancy that will verify the local Building Department has inspected and approved the home per the 2009 International Residential Code. From time to time, construction defects can occur and will be warranted per the Building Contract.
We utilize the National Association of Home Builders (NAHB) Residential Construction Performance Guidelines as our warranty standards. If an issue is encountered that is not covered by the Residential Performance Guidelines, we will designate that item as a ‘Customer Satisfier’ and do our best to address the item to your satisfaction.
